  • Back-ordered the eaglefalls.com and eaglefallspark.com domain names so we receive them if their current owners release them possibly later this year.
  • Secured the eaglefalls.biz and eaglefallspark.biz domain names
  • Setup a basic website that will be improved with guidance and graphics from Noel.

Park Prep - 7.5 hours / 80 miles

  • Met with Bill of www.BillsOutdoorPower.com at his shop to discuss Go Cart parts and form ideas on how to handle the waterslide flumes. Recommends using a one or two man Dirt Auger and digging holes alongside the flumes as opposed to digging with shovels. Recommends 2600psi / $450 power washer. 3 hours / 60 miles
  • Met with John Walker Go Cart mechanic at the park to discuss the state of the carts and the best way of getting them ready for the season. 3.5 hours / 20 miles
  • Took inventory:
    • Kiddie Model - 6 carts = 5 good + 1 bad (all need new seatbelts)
    • F2000 single - 12 carts = 8 good + 4 bad (need new engines/axles)
    • F3000 double - 4 carts = 3 good + 1 bad (needs gas tank cleaned)
    • TOTAL = 16 good + 6 bad
  • Decided on ‘servicing’ the good ones (1 hour each at the park) and leaving the bad ones for later in the season (at his shop). This way we don’t need so many parts right away and we can haul off the eyesore.
  • Met with Al at the park to review his ideas and confer mine. 1hour
  • Took digital photos of the ‘trouble spots’ for discussion and for attaching to the ‘Progress Report’.

03/13 - 8 hours

 

Park Prep - 10:00-5:00

  • My first real work day at the slide working with Dorel & Kalif of LaborReady (charging $14/h and paying $6/h). I had them clean out the pump house and the old boat shed while I took inventory on the new tools and the old tools. They are hard workers and we are considering hiring them directly to remove the obviously corrupt middle man.
  • Plans are to demolish the old boat shed and turn the area into a picnic ground. This will remove an eyesore which is no longer necessary. Also, this will provide a good bit of decent lumber for other park repairs. The old pool fiberglass filtering tank is potentially worth something to sell. The electric boxes would be good to use while fixing the pump house problems.
  • 4 of 5 fire extinguishers were returned home for recharging.
  • New tools are being stored in the secure pump house. I envision building a decent workbench and shelving in the pump house from the boat shed wood where the nicer and valuable tools can be kept for the long term. Access to these tools will be by management authorization and their use will be checked in and out each day by the manager on duty.
  • Old tools are being stored in the snack bar. We will use the old tools first for reconstruction, bringing in the new ones only where necessary according to the above. This will preserve the value of the investment and assure good tools are available when they are needed.
  • Management will be the only one with access to the pump house and hence the tools, by special and redundant lock.
  • Small Problems
    • Electric in the pump house is unreliable and wavers in its power. I suspect short circuiting or faulty wiring or bad and corroded switching equipment. Plan to call in Lapp Electric to take a look and assure the electric is good.
    • There is no water in the well and the pump doesn’t work. Plans to have a plumber take a look after the electric is reviewed.
    • An interior wall in the pump house needs re-planted and the door and locks need replaced.
  • Big Problems
    • The pump house appears to be falling over. The wall facing the filter pool is obviously ready to collapse outward, causing danger to anyone in or around the house. Shear cracks through the concrete blocks show significant separation. Called Dave Esh about any information he may have on fixing this.
  • Decisions to Make
    • Leave the boats shed front room standing, and refurnish it for being a kart ticket window / ice cream / mini snack bar stand, or clear it all to allow easy access to picnic area?
    • Re-painting of various signs

03/14 - 10 hours

 

Park Prep - 9:30-6:30

  • Another day with Dorel & Kalif. Helped them tear down the shed and clear the grounds. Sorted into piles in the parking lot. Plans to burn the bad wood on the first non-windy day. The good wood will be used for building the picnic area and on other projects.
  • Plans to rebuild the floor, replacing some of the frame and 3 of 4’x8’x5/8” plywood and then cover it with red tile to serve as the base for the picnic area. Will support 4 tables with umbrellas or …
  • Got some water out of the well but it was on and off, probably something to do with the electric problems.
  • Mechanic John put in 8 hours on servicing the go karts. Finished 7 and took one engine home to replace the seals on.
  • Purchased a circular saw, 18v cordless drill, 40’ ladder, and some other much needed tools and supplies from a contractor going out of business, $140.

03/15 - 11 hours

 

Park Prep - 9:30-6:30

  • Dorel & Kalif - Finished repairing old shed / new picnic area flooring in preparation to lay tile. Started clearing the sludge out of the ponds and pools. Burned off some of the bad wood. In general, Dorel works hard and Kalif is lazy. They are friends. I am not enough of a beurocrat to know what to do about it.
  • Lapp Electrician came out and found two of three fuses blown on PP&L’s line. PP&L came out and fixed it. Electric works now. Water works now.
  • Everyone stopped in today. Lots of distractions.
    • Al - To discuss his bridge idea and to tear down the road sign. Took down a few panels and had to take off.
    • John - To look over the snack bar and field some ideas. We came up with some good thoughts on where things should go and how the area should be laid out. After the picnic area this will be the next project.
    • Steve & Dale - To ‘catch up’ on what is going on. Steve almost flipped when he saw the fire in the parking lot and nearly had a heart attack when he saw the shed ‘missing’.
  • In general, not a very ‘successful’ day. Seems I could do most things myself faster and better. The overhead of ‘looking after’ the temps work costs. Seems they can mess up even a brain dead job which then takes more time to fix. Came up with an idea to report 4 hours of their day to the temp and cash the rest at $6/h to cut our losses.

 

Research - 1 hour

  • Priced out the picnic flooring. $500 in materials and a day to ‘do it right’. I recommend we don’t take any shortcuts or cheapen out on this.
  • Doors are on sale for $99 until the end of March.
  • Finally got mom to hunt down the inspection report for me.

03/17 - 9 hours

 

Park Prep - 9:30-5:30

  • Dorel & Kalif – All trash into dumpster. Inventoried and cleaned out snack bar. Tore out old counters in preparation for replacing them to John’s specs. They are working harder today after I offered period reviews and raises as incentive. Signed off 4 hours to LaborReady and the other 11 hours where paid $70 direct. A good day.
  • Finished readying picnic area and tarped the old wood.
  • Pressure washed inside pump house and re-organized.
  • Repaired all faucets and turned water on. No problems evident.
  • Emptying of pool and lower pond nearly complete.
  • Snack lady came to pickup her pretzel oven and other for reconditioning. She has been fully paid up by Dave and is excited to work with the new management.

  • DorelKalif didn’t show. Inventoried and cleaned out old office. Tore out counters and walls to leave a much larger room. Plans to make this the new office / lounge / first aid area. Signed off 4 hours to LaborReady and the other 3.5 hours were paid $21 cash. A good day.
  • 2 friends – Cleaned out the sludge form the pool and pond. Paid $36 cash each for 6 hours work.
  • John and his carpenter friend Jim came out and decided on the snack bar and the bridges.

  • DorelKalif didn’t show. Trimmed hedges infront of snack bar. Power-washed cement. Helped Jim with rebuilding the snack bar. Signed off 2 hours to LaborReady and the other 6 hours were paid $36 cash. Tomorrow he will bring his friends for landscaping.
  • Jim – Framed part of the new snack bar.
  • Josh, an old employee stopped by and talked up a storm on things right and wrong. Looking for work. Walked the gold course and he gave me a review. Wants to show on Sunday and take measurements for repairing the greens.
  • Pools and ponds drained.
  • Fluorescents in the pump house replaced.

  • Dorel & Kalif & 4 others – Friends of friends to do mostly landscaping. Some problems with the weed whackers and hedger, fixed. Trimmed hedges, cleared weeds, started cleaning greens. Finished emptying pools and pond, messy work. Dug out wood and partial trenching on worst suislide section. Started pressure washing pool for repainting, need 4000psi unit. Paid each $45 cash.
  • Steve came in to check things out.
  • Dale was in and helped organize and manage during the day. He brought 2 others who helped with the landscaping. Paid each $30 cash.
  • Mom and Jane came in to decide on paint.
  • Got another hedge trimmer, sump pump, and the handi-backer for the patio flooring.

03/21 - 9 hours

 

Park Prep - 9:30-5:30

  • Dorel, Lee, ? – Light landscaping. Broke the clutch on the second hedge trimmer. Started emptying and cleaning upper ponds. Dorel & ? left at 3:30 to ‘get some rest’. Paid them $36 cash each. Lee, Dale, and I stayed longer and began pressure washing the lower pond and cleaning out the upper ponds. Paid Lee $51 cash.
  • Began building the shelves and work bench in the pump house. Lumber yard closed today.
  • John came in to chainsaw down some trees but his chainsaw broke.
  • Dale was in and helped organize and manage later in the day. His 2 helpers weren’t around.
  • Mom was in poking around and getting in the way.
  • The temp work is too unpredictable and has no incentive to do a good job. Decided on quitting LaborReady and convinced mom to get in gear with a proper hiring. Will have them fill out applications tomorrow, and will only take the ones that are reasonable. $6/hour to start, and raising it to $7 if they are working out after the first week. Dorel will start at $7 and will be ‘the foreman’ as John puts it. Paid weekly.

03/22 - 10.5 hours

 

Park Prep - 9:00-6:30

  • No one else showed up. Must be they don’t like our new policy. It didn’t slow me down though; as I got more done today by myself then all of them had gotten done so far. I am actually glad they didn’t show.
  • Pressure washed ¼ of the pool down to the cement. Significant repairs are needed around the flumes where dirt is leaks into the pool.
  • Emptied top ponds.
  • Jim came and worked on the snack bar.
  • Mom was in poking around and getting in the way. She lined up two people from TempStar (charging $14 and paying $9, quite a bit fairer more fair then LaborReady) for tomorrow.

  • Brian of TempStar worked 5.5 hours, the other didn’t show. He continued pressure washing the pool. A bit slower then me, but not bad. Better then the others.
  • Finished the workbench and shelves in the pump house, very nice.
  • John Walker came and worked on the karts and helped me a little with the shelves.
  • Jim came and worked on the snack bar.

03/24 – 9 hours

 

Park Prep - 9:30-5:30

  • Brian & Mike of TempStar worked 8 hours. They continued pressure washing the pool and the lower pond, including the wooden posts. The new temps are much better then the old. I am actually able to get some work done myself when I am not meeting with all the vendors and such that come through.
  • Jim and his crew of 2 carpenters came and worked on fencing in the patio over the pond. They will be knocking out the bridges over the next week. Looks good.
  • Lapp Electric came to check on 3 problems: running 3-phase to the snack bar for John’s soft-serve (may cost $5000, no way), the persistent transformer buzz (normal), the waterfall pump and motor which is broken (need new motor). Called in a pump specialist to research our options.
  • Returned a faulty sump pump in exchange for a good sewage pump that effectively clears the ponds even with sludge. Returned the faulty hedge trimmer and picked up an electric paint sprayer.
  • Had John order the go-kart parts we need from FormulaK including: clutch discs, 3 new motors, and a case of tires. John Walker really likes our handling of getting what he needs. Apparently with Dave his requests were always pinched off. That is why they are in such bad condition. The same goes for the rest of the park.
  • Readied the new patio area for flooring. This is a trick because of the unpredictable weather. It must be dry to do correctly. Tomorrow I plan to put down the HardiBacker.
  • Got a lot done today. Things are starting to shape up. There’s a lot of interest in this park and I think it will be a success with the proper repairs and quality management. We should give it a few years before considering it as a sell off to dilute all the hard work and expenses that are going into it to get it running.
  • Small Problems
    • Weak cement and damage in the pool needs patch work, including sealing around the flumes where they enter the pool. Dirt is pouring through the cracks.
  • Big Problems
    • The motor for Pump #3 is bad. Potentially $2000 to put in a new one assuming the pump itself is ok and can be adapted to.
  • Decisions to Make
    • Soft-serve or hand-dipped? Running 3-phase power to the snack bar could cost up to $5000 according to Lapp. What should we serve?
    • The old office next to the bathrooms (what used to be the ticket window / snack bar when it was the WaterBuggy) is now cleared and sizeable. What to do with all the new space? I suggest making the back half of it the new office again and dedicating the front half (near the door) to a respectable First Aid station / Employee Lounge.

03/25 – 11 hours

 

Park Prep - 8:00-6:00

  • Brian & Mike of TempStar worked 8 hours. They continued pressure washing the pool and the lower pond, including the wooden posts and the patio. Progress is slower then expected. Pool should have been done by now but it looks like it will be done after another day and half. Lower pond and all wood will be done tomorrow.
  • Jim’s crew of 2 carpenters came and finished up fencing in the patio over the pond. They started on the lower 2 bridges. The bridge design doesn’t match the patio and it looks a little overbore and odd. Will reconsider tomorrow.
  • John came with his chainsaw and knocked down some trees.
  • John’s electrician came to give a second look at the 3 phase power problem.
  • Al came to see what was going on.
  • Pulled down the signs and old hooks, etc. from the 3 buildings in preparation for repainting.
  • Replaced the old office eve (above the mats) which was rotted.
  • Rainy day not good for doing the patio flooring.

03/26 – 11 hours

 

Park Prep - 8:00-6:00

  • Brian & Mike of TempStar worked 8 hours. They continued pressure washing the pool and the lower pond, finishing the patio and posts, the big part of the pool, and 2 walls of the small part. Brian can’t work tomorrow so I should have no troubled finishing it off and cleaning out the paint chips. Mike will start his way up the hill hitting the walkways and bridges and posts to the top.
  • Jim’s crew of 2 carpenters came out and fixed their mistakes and repaired the siding on the old office. I called them off on the bridges until an inspector comes out and tells us exactly what is needed. A compromise between looks, safety, and cost is in order. They will be laying the patio flooring starting Monday.
  • John’s electrician gave the second opinion on the power issue. Same as first.
  • Hedged almost all the bushes almost all the way. There is a lot of cleanup that needs done. Will get Dale’s kids on that this weekend.

03/27 – 9 hours

 

Park Prep - 9:30-6:00

  • Mike of TempStar worked 5 hours. He continued pressure washing the lower pond, a job that should have been done days ago. He basically did nothing, taking a half dozen cigarette breaks and pushing the same dirt back and forth. I plan to call TempStar and call those guys off.
  • Cleaned up some spots Brian missed in the pool and nearly finished the small part. Tomorrow is our last day with the big washer. Plan to finish it up and hit the buildings a little.
  • Dale and 3 or 4 of his workers were there for about 5 hours. They spent the time together landscaping one hole at a time and cleaning up the hedge clippings and other things. They got about 5 holes done and took another shot at clearing the upper ponds. They removed the trees John had cut down. Some will continue tomorrow.

03/28 – 6.5 hours

 

Park Prep - 11:00-5:00

  • Temps were off today.
  • Finished pressure washing the pool. A massive job in which over 600 pounds of paint was removed. I counted more then 6 layers in spots. Started on one wall of the main office.
  • Dale and his crew of 2 showed up around 1pm and put in a half day bagging more garbage up the hill. Looking good.

03/29 – 9 hours

 

Park Prep - 8:30-5:00

  • Brian worked his last 4 hours. He cleaned out the paint chips from the pool and started pressure washing the main office. Tomorrow will be 2 new guys, non-smokers.
  • Met with East Lampeter Township building inspector Lee Waddell who gave us the run-down on the bridges. Basically we don’t have to do anything since they were pre-existing, but he strongly recommended putting things to spec. which would require for all bridges over 30” above the ground a full railing design with holes of no more then 4” over the entire height of 42”. The deck design suits this and will be used for 7 of the 11 bridges which are over 30” from the ground. Applied for the permit, $110 possible to get in a week and without blue prints.
  • Jim’s guys worked all day on laying the Hardi-Backer for the new patio tile. Tiles should be available from Home Depot on April 6 to finish the job.
  • Spread 84 pounds of crabgrass preventer and 320 pounds of lime, enough to treat about 80% of the grass in the park.
  • Returned the 4000 psi washer and finished pressure washing two walls of the main office with our 2800 psi model. Bought a new ‘orbiting’ tip that is made for stripping paint. Works wonders, wish we had used it for the pool.

03/30 – 9 hours

 

Park Prep - 9:00-5:00

  • Two new ‘n on-smoking’ temps from TempStar. Started at 9 and by 11 were already asking to go to Wendy’s for a burger. An hour later they slowly shuffled back to bagging leaves. One of them mysteriously disappeared altogether after another half hour. Don’t know where he went or why. The other was on his 4th cigarette break, watching me work and telling me how tired he was when I told him to go home. I have had it with temps! Called TempStar and had a verbal lashing at them. Refuse to pay for today. Don’t want anymore. We really need a proper hiring, which mom keeps deferring.
  • Jim’s guys worked on reinforcing the structure that hold up the Cyclone loop. They are much sturdier now and look a lot safer. Had them start tearing out some poorly designed cement steps that are falling down the hill along the mini-golf walkway. There is no realistic way to fix them. They will rebuild them out of wood.
  • Bagged up all the old walkway ropes.
  • Finished pressure washing the inside of the office. A cold day.
  • Discovered that the pool siding bricks are cracking and falling off. Most need replaced.

Offsite Organizing - 9:00-1:00

  • A day of questionable weather spent at home organizing projects…
  • Put an ad in the paper for 10 days looking for part time workers to do heavy landscaping.
  • Researched pool paint online: www.nationalpaintsupply.com. Recommends a two part epoxy with a 5 year warrantee for $120 / 2 gallons of their best. The pool requires at least 8 gallons. Comes in 9 colors. Can also be used to coat the flumes instead of gel-coat.
  • Researched golf course greens and supplies: www.SGDGolf.com. Recommends PowerGrass 26 for quality and economy at $9 / sqy. We need a roll 12’ x 100’ = 133 sqy to begin.
  • Picked up some needed items at HomeDepot, including filler to fix the cracks in the pool.
  • Designed new mini-golf scorecards.

·        Eric ? came in at 10am to have his 2 hours signed and I told him we weren’t paying for that day as we had already told the Temp Star.

04/03 – 9.5 hours

 

Park Prep - 9:00-6:00

·        We were robbed last night. It was definitely an ‘inside job’ targeting things for spite. I suspect Eric. Contacted police and filed report. Significant takings were the Pressure Washer (which was up on the hill and Eric was the only one who knew it was there), my cordless tool set, a chopper/bagger, the toolboxes of hand tools, some other things as indicated in the Robbery Claim document I faxed the police. Also the surveillance monitor was taken. Interestingly enough a lot wasn’t touched which you would expect would have been taken. TempStar was conveniently closed today.

·        Dale and his 6 or so workers came out and really cleaned up quite a bit around the upper ponds. They will be out again tomorrow.

·        Repurchased the tools and equipment that we need, including a commercial 3800psi pressure washer (to replace the 2750 psi model we lost), a chopper/bagger (to replace the one we lost), another hedge trimmer (to replace the broken one which will be returned), the flooring tile for the new patio, walkway roping, carpet glue, toolbox, cement, … and a solid door knob and deadbolt for the pump house which was wedged into as I had predicted might happen on day one. Got it all because we got a 10% discount on it at Home Depot for applying for a corporate card. Total it cost around $3000.

·        Installed new door lock to secure pump house. Something that was on my list to do some time ago which instantly increased in priority.

04/04 – 0 hours (Bad Weather)

 

04/05 – 10.5 hours

 

Park Prep - 10:00-8:00

·        The first nice day in some time.

·        Matt, our first ‘applicant’ worked from 3:30 to 8:00. He continued on the landscaping and cleanup of the golf course and grounds. Together we finished the first three or four holes working forward. Should meet Dale’s gang ion the way down n a couple days. He worked hard and was pleasantly normal. He will be back tomorrow for a full day.

·        About a dozen others have called to fill out applications and I have already a small pile forming. Paying $7 the first week and then a review and up to $9 from then on. This new setup is much better then the temps. We are getting much harder workers for much less.

·        Finished up installing the deadbolt on the pump house door and unpacking and checking the new tools. The new 3600psi commercial pressure washer is more then twice as strong as our old 2750psi consumer version. Would have been nice to have had a couple weeks ago. Should be able to complete a lot more work a lot quicker now. Returned the third broken hedge cutter to Home Depot who won’t take another. The hedge cutter is only to be used by Dale or I.

·        Pump man called about handing over a quote on a new pump and motor.

Park Prep - 9:00-7:00

·        Matt, Javier, Malcolm - Our payroll has expanded to 3 today. They continued landscaping. Tore off the greens for the 8 worst holes, probably all we will re-carpet this year and pressure washed them down to the concrete. Still deciding on the exact carpet to use. Bagged up another 50 bags of clippings and trash. Finished cleaning and pressure washing the top pond for good. If it rains, it shouldn’t need emptied. Working our way down the hill cleaning walkways, posts, etc. as we go. They all are working hard and we are really getting things done now with the right tools and the right attitude and the right weather. Tomorrow to continue with this gang and have the new workers start from the bottom up, digging rock and planting grass. Another possibility is to have them begin digging out the flumes.

·        A handful more applications came in today and should expect another 3 or 4 workers tomorrow. Recovering alcoholics, ex-cons, the usual. Our pay rates seem to impress them.

·        Pulled bags of clippings from the dumpster to burn in a controlled manner. Leaves us room for the carpets and a few more sensible goods before we need to have the dumpster emptied.

·        The pool paint arrived today, 10 gallons = $600. Waiting for a nice week and a little more cleanup work to be through. Also need to make repairs to pool and surrounding cement.

·        Mike Lebatore showed up to talk about him presenting a new proposal for doing the flumes based on some new ideas. Will be broken down into ‘phases’ so we can review between each to determine if it is going well. He seemed incredibly impressed how much we were doing and how good things are looking.

·        Matt, Javier, Malcolm, Michael, Craig, Justin - Our payroll has expanded to 6 today. They continued landscaping. Continued pressure washing from the top down, including ponds, rivers, posts, walkways, stripped greens. Finished bagging most trash and burned off about 100 of 200 bags. Dumpster needs emptied. Shovelled out all lower rock and brick along pathway to replace with dirt and grass. Rinsed most of dirt out of stones to be used to fill slides. Dug out ‘drain channel’ under slides near pool. Removed a lot more sludge from lower pond and using it to fertilize the grounds.

·        A handful more applications came in today and should expect another 3 or 4 workers tomorrow. Recovering alcoholics, ex-cons, the usual. Our pay rates seem to impress them.

·        Trimmed bushes along entry and bagged.

·        Purchased a commercial spreader and a sprayer and sprayed for bugs.

·        Talked to Harbor Carpets about putting greens and they recommend the ‘Putting Green 2’. They have 4 rolls of 12’ x 110’ and I negotiated a discount down from $4.80 to $4.50/sqy. Can ship next day and should have the carpet within three. Decided to wait and see what the carpet layer thinks before placing the order.

·        The park should really start looking up by this weekend if the weather holds out.

Removed bush trimmings on entry and one bush which was dying. Removed old pool coping.

Dale’s Work…

1)       Finished cutting back all walkways, bridges, etc. and raked it up.  Except for specific bush or tree removal, the majority of grounds keeping is now done.

2)       I bought gas and filled the two red containers on Sat. in case the pressure sprayer or other machines needed it.

3)       The carpenters asked me to buy heavy mill plastic at Home Depot to protect the patio.  I bought a 20’ by 25’ sheet. 

4)       I figure that with the plastic and the tarp, we can protect two holes that Tom Draper has redone every night.  He says that after he lays the carpet, it must be dry for 12 hours.  He can start on Wednesday after work to install the greens.

5)       His suggestion is to put the carpet in the Men’s bathroom.  He will have to roll it out in the parking lot, then cut out the desired shape.

6)       I took some of the greens’ samples to do a water test that Tom suggested.  I immersed two of them in water overnight to see if there were any shrinkage, unraveling, or adverse effects.  There were none, so Tom said to keep the carpet when it comes.  He was afraid it wasn’t the right stuff.

7)       While I was at Home Depot, I also grabbed 48 nuts, bolts, and washers for the Go-karts as per John Walker’s instructions.  I told him that we would have the work crew put them in since they are cheaper labor.  They attach the bumper to the frame.  Each car is missing 1 to 2 and should be replaced as a means of improving safety.  The bolts are in the pump house in a labeled Tupperware container.

8)       Tom and his son took two frames to begin filling the holes and priming the body.  The two cars they took were not operational, but our plan is to put the good frame on good cars and take the bad bodies home. They bought the material needed to do the job and I have the receipt to submit to your mom.

9)       I started to prep the bathrooms for pressure spraying.  There is a major leak in the ladies’ room by the first toilet.  I removed the tops to all the toilet backs so that the sprayer could hit the toilets and their lids from all angles. I have lime-away, de-ruster, orange Pine Sol, and other nifty cleaning supplies with plastic gloves if you decide to do bathrooms today with Brad.  All of the supplies are in the old ticket house in the upper left-hand corner.

10)   I created an up-to-date major project list.  The heading is in orange and it’s sitting on the counter.  I showed it to Brad on Saturday.

·        The Boyz - Completed setting 10 of the 20 required posts for bracing of the slides. Posts are 4x4 underground grade wood, placed in a hole dug to a minimum of 3 feet below the bottom of the flume (6 feet underground) in virgin soil, and cemented in with 2 bags of cement each. Stainless bolts are then used to lag the seam to the bracing. There should be virtually no chance of movement or deterioration. Haven’t yet decided on the backfill. Continued pressure washing the miniature golf. The carpet has arrived. Spread grass seed along the slide walkway. Edged out and mowed entire grass. Trimmed bushes lightly to shape. Dug out both large tree stumps and a few other unsightly bushes. Ran the chipper. Used bolt cutter to remove some padlocks we don’t have keys for.

·        The Carpenters - Directed the post project. Finished all bridge railings. Finished replacing the Cyclone supports, it is now rock solid. Installed the new snack bar windowing, it looks sharp. Swapped snack bar doors and began blocking in the unused doorway. Decided on final layout to accommodate ice cream machine.

Hired on Malcolm as Foreman for an extra $1 per hour to oversee everyone is working and help manage the labor and jobs.

·        The Carpenters - Finished more posts on slides. Finished repairing upper stairway.

·        John Walker - Installed 3 new motors to get all cars on the track. Still need to order a few parts to have them all 100%. He was ‘pissed off’ by Dale’s suggestion that he would take care of some repairs.

Started clearing out snack bar building and preparing for repainting, next step degreaser. Stripped off building ‘accessories’ and filled with cement. More garbage cleanup. More cleaning go kart tracks. Began fixing leak in upper waterfall. Fixed a few night lights.

·        The Carpenters - Finished posts on slides. Spackled drywall in bathrooms. Minor drywall repairs in other areas.

·        I am really starting to wonder if the carpet man is going to do the job or not. Perfect weather ever since the carpets arrived a week ago and still no action.

Started backfilling slides with 1/3 clean rock then 2/3 dirt graded away from the flume.

·        The Carpenters – More spackling drywall in bathrooms. Fixed broken cave door. Fixed leaking waterfall by filling cracks with cement.

·        Carpet Man – Showed up to review the work to be done. By his calculations, he needs another 200’ carpet which I will order tomorrow. Reviewed plans. Work to start tomorrow night and go through the night. Says he will be finished by the end of the weekend.

·        The Boyz – Finished pressure washing hole #1. Started cleaning out lower pond. The ponds are by far the biggest time sink of the whole park so far. What is needed is an industrial sewage pump and drain ditches in each pond at the lowest point. Started block filler on old office. Painted cave door. Continued backfilling slides. Problems with Greg not wanting to do the work and talking shit and fired him and then he begged forgiveness and so I rehired him but at $6/h. Seemed to be working a little harder. Grass is starting to grow. So are the flowers.

·        The Carpenters – Finished spackling drywall in bathrooms. Fixed one green which was separating from posts by cement fill. Fixed eves over bathroom. Started installing attic vent in old office.

Finally finished cleaning out lower pond! The ponds took way too much time as a result of insufficient pumps and bad cross drainage. Hammered out and concreted in a drain ditch in the lower pond to help ease the work next time. Stripped, de-rusted, and painted main breaker box in preparation to label. Trimmed back growth from lower pond. Started Liquid Nailing down loose golf course bricks and specific trouble area landscaping. A surprising amount done today with such a small crew.

·        Carpet Man – Started laying carpet. Finished a few holes, looks great.

·        Carpet Man – Continued laying carpet until the rains came in. Left disappointed. At this pace it doesn’t look like the course will be ready by May 1st.

·        Carpenters – Nearly finished on new patio floor tile.

·        Electrician - Installed required outlets for snack bar including the 240v for the ice cream machine.

·        Carpet - Came out to take a look and say he won’t be in until Friday. Otherwise, no progress.

·        As usual on the weekends, the Boyz didn’t show, just me and Dale and his kids. Also as usual, we got a lot done. Painted a few more door trims with the air sprayer and the ticket window and various touch-ups. A couple doors, one which fell on the ground as it was drying. The heavy winds over the past week are perfect for ruining a good paint job. Emptied out the entire snack bar building and degreased and pressure washed all inside walls. Acid washed the bathroom floors. Finished wood treatment. Helped carpet man. Continued fill of ponds, discovering the need to switch caps on the skimmer pipes.

·        Carpetman – Continued installing greens. Has fully completed about 5.

·        Mechanic - Installed last of the remaining new parts to finally finish putting all karts in 100% working order. Checked the remote controller and found 7 of the cars responding, the rest needing wiring repairs.

·        Just me and Dale and his kids. Cut new gaskets for the pump filter baskets. Brushed and restored basket lid bolts to good condition. Finally removed the bad pump and motor from the mount, ready to lift out. Appears like the pump is ok. Had to empty pond to remove the pump. Installed wall base into the bathrooms and began to reinstall the toilet ‘walls’. Installed lights into old office and cleaned out floor ready for paint. More grounds cleanup. Fixed hole #18 by cementing in a new cup hole and filling in the old one. Fixed steps around hole #18.

·        Carpetman – Continued installing greens.

·        Mechanic - Got all karts working with remotes. Finished final fixes including repairing bumper rubbers. Gave the fuel pump a slap and it started working.

·        Boyz - Replaced broken faucet dripping in attic with cap as it was slowly starting to damage the new bathroom ceiling in the women’s room. This is something that would have gone unnoticed until the ceiling fell in, had we not replaced the ceilings. Finished roping all posts (1200’ of rope at $400). Shoveled out extra backfill rocks and dirt and pressure washed around the pool, the bleachers, and the new patio. Finished cleaning out the pool and quick cleaning of slides. I don’t recommend painting the slides this year as originally planned to give time to see what happens with our repairs. Painted snack bar inside and outside with yellow, need more blue so I will finish it tomorrow. Dyed pond water blue. Painted primer onto floor of old office in preparation for painting. Installed dividers back into bathrooms.

·        Al - Picked up the pump and motor and took it for repair.

·        Welder - Started repairs on kart track. Will be back on Friday with some metal to finish it off.

·        Carpet - Showed up around 6 to do a little work. Still most of the holes have no carpet.

·        Fiberglass Kids - Also showed up to patch holes in karts and drop off a couple painted shells.

·        Boyz – Applied Sealant to new patio, the patio is now officially complete and ready for tables and umbrellas. Painted old office floor, the old office is now officially complete and ready for Dale to move in. Sanded down wood putty repairs to ‘blasted’ trim pieces on bathroom door frames in preparation for paint. Re-laid the patio bricks in front of the snack bar and filled with red stone. Had 14 scoops (a complete dump truck) of brown mulch delivered, with another 5 scoops of red mulch to be delivered Monday. Capped off pond pump pipe and once again started the ‘final’ final fill. Sprayed the blue paint on the snack bar building and the final 4 doors and touched up all other buildings and doors with a light second coat. Tomorrow to finish painting the trim with the smaller sprayer. Should be finally done with all significant painting tomorrow with only touch ups and clean ups needed. Shoveled most of the ‘extra’ dirt back into the slides and graded the rest for planting grass.

·        Al – Stopped in to check on things and take notes and talk about signs and such.

·        Carpet - Showed up around 6 in panic mode as to how he is going to finish the greens before Saturday opening. Blamed on weather.

·        Fiberglass Kids – Finishing up patching the holes.

·        Me and Malcolm - A hot and semi-lazy day. Sprayed for weeds. Spread Scotts Weed & Feed. Planted grass in slide backfill. Removed old torn flags from alongside parking lot. Picked up the 4 picnic tables and assembled 2 for the golf patio. Fixed the ice machine drain. Picked up a dozen 6” pond gold fish for free from a friend of the Stauffers mulch man, who dropped off the red mulch in the morning. Sanded down and repaired damaged fiberglass where slides enter pool and filled the interface with waterproof expanding quickset cement to eliminate significant past problems with runoff leaking into the pool. The pool is ready to paint after the cement has a chance to cure.

·        Steve - Was out just long enough to tell me the fish will be dead in a week. Maybe it is just my impression, but he doesn’t seem to appreciate the work I have done as he disagrees with just about everything and never offers compliment.

·        Al & Dale - Came out to do a walk around and take notes on what needs done.

·        Carpet - Still not all carpets are fully installed, but the carpet man came out to talk about what he still has to do. I am not impressed with the workmanship, especially on the sand bunkers, which was promptly blamed on having not ordered enough bunker carpet. I notice a lot in the dumpster.

05/11 – 12 hours

 

Park Prep - 8:00-7:30

·        Me, Malcolm, Javier - A hot and semi-lazy day. Put a lily pod in the lower pond and fed the fish. Pressure washed walkways around the buildings and started cleaning up. Put wider PVC on the pond drain to prevent it getting clogged. Finished assembling the 4 tables, 2 of which are on the new patio and need umbrellas. Finished removing old boards from bleachers and picked up new ones. Called for a service man to check ice machine. Stripped old paint from where the slides enter the pool and sanded down the gel coat in preparation for painting. Fixed the ice machine drain. Dumpster needs emptied. Made a list of items for Malcolm and Javier to work on tomorrow morning before I arrive, including to have the pool completely clean and ready to paint. I will be doing half days from now.

·        Carpet - Still not all carpets are fully installed and no one is working on them.

05/12 – 4 hours

 

Park Prep - 2:30-6:00

·        Me, Malcolm, Javier - Malcolm and Javier failed their first test at self-control. I gave them the sole task of cleaning the pool in the morning on their own so I could arrive later in the afternoon and paint it. When I arrived, the pool hadn’t even been touched. Apparently they forgot to remove the shop-vac from the pump house yesterday and so they mowed the lawn instead, delaying the painting one more day. No work around and no phone call. Disappointed in their handling of the situation, leaving me to doubt their ability to perform without direct supervision. Started putting together the bleachers instead.

·        Ice Machine Man - Came in for an hour to try and fix the ice maker. Will return tomorrow to finish the job. Plans to put a pump in to handle the draining.

·        Carpet - Still not all carpets are fully installed and no one is working on them.

05/13 – 6 hours

·        Me, Malcolm, Javier - Alas, the pool was clean and alas I painted it a pretty Medium Blue. It looks really nice, but I underestimated the amount needed and had only enough paint for one coat. It really could use another 4 gallons. Finished assembling the bleachers. Continued lawn mowing. Pressure washed and patched up the waterfall in preparation for a coat of waterproofing paint to seal the last nagging leak. Tomorrow should wrap it all up for me.

·        Me, Malcolm, Javier - Finished painting pool, can be filled with water next weekend. Finished sealing waterfall. Nearly finished brown mulching. Took some photos. Touch up painting. Cleanup. That’s it.

·        Ice Machine Man - Finished his drain project.

·        Carpet - Talked about finishing the greens. Rode the go karts instead.
